SOUTH BEND, Ind. – In a quarter that saw it plant deeper roots in the burgeoning healthcare real estate sector, Strawberry Fields REIT, Inc. (NYSE AMERICAN: STRW) has announced operating results for the second quarter of 2025.
CEO Moishe Gubin proudly declared these results the strongest in the company’s decade-long history.
The figures paint a picture of aggressive expansion paired with disciplined financial management.
Yet, the company’s leadership suggests the market has yet to fully appreciate its blossoming performance.
For the three months ended June 30, 2025, the real estate investment trust specializing in skilled nursing and other healthcare-related properties reported a substantial increase across key financial metrics.
Funds From Operations (FFO) surged to $20.0 million, a significant leap from $15.2 million in the same period last year.
Adjusted Funds From Operations (AFFO) followed suit, climbing to $18.9 million from $14.3 million.
Net income saw a healthy rise to $8.7 million from $7.2 million.
This was underscored by rental income soaring to $37.9 million, up nearly 30% from $29.2 million in Q2 2024.
These gains were not anomalies.
The six-month figures mirrored this upward trajectory, with rental income for the first half of 2025 reaching $75.2 million, a robust 32% increase over the prior year.
The bedrock of this impressive growth lies in the company’s strategic acquisition spree.
These acquisitions were meticulously executed to bolster its portfolio and revenue streams.
On April 4, 2025, Strawberry Fields REIT completed the acquisition of a 112-licensed-bed skilled nursing facility near Houston, Texas, for $11.5 million.
This facility was immediately integrated into an existing third-party operator’s Master Lease, adding an initial annual base rent of $1.3 million.
This rent is subject to attractive 3% annual increases.
This move highlights the company’s preference for leveraging existing relationships and proven operational structures.
Perhaps even more significant was the $59 million purchase agreement entered into on May 22, 2025, for nine skilled nursing facilities.
These facilities comprise 686 beds across Missouri.
This substantial transaction officially closed on July 1, 2025.
It further cemented the company’s commitment to its master lease strategy.
Eight of these facilities were folded into the Tide Group’s master lease, boosting annual rents by $5.5 million.
The ninth facility was added to the Reliant Care Group L.L.C.’s master lease, contributing an additional $0.6 million annually.
Such large-scale, portfolio-enhancing deals demonstrate a clear strategic vision.
This vision involves consolidating assets under long-term, predictable lease agreements with established operators.
Beyond acquisitions, the REIT demonstrated financial acumen in its capital management.
On June 24, 2025, Strawberry Fields REIT successfully issued 312.0 million NIS (approximately $90.0 million) in Series B Bonds on the Tel Aviv Stock Exchange (TASE).
These unsecured bonds, issued at par with a fixed interest rate of 6.70%, represent a diversified funding approach.
Crucially, $30.0 million from this issuance was immediately channeled into paying down existing, higher-interest secured bank debt.
This yielded estimated savings of approximately 100 basis points.
This move not only strengthens the balance sheet but also frees up capital for future growth.
It showcases a prudent approach to financing its rapid expansion.
Moishe Gubin, the Company’s Chairman & CEO, did not mince words when discussing the results.
“I am pleased to be reporting a very strong second quarter,” Gubin remarked.
“Our earnings are the strongest they have been since the Company was founded 10 years ago,” he added.
This is a testament to the sustained effort and strategic decisions made over the past decade.
He further emphasized the efficacy of their core business model, stating, “With the recent closing of the Missouri deal, the Company continues to demonstrate that the master lease structure is beneficial for both the landlord and the tenant and is easy to grow.”
However, Gubin’s commentary also carried a note of frustration regarding the company’s market valuation.
“Hopefully the Company’s current and prospective investors will take notice of these strong earnings and it will be reflected by an increase in our share price as the Company is still trading at a significant discount to market,” he stated.
This candid appeal highlights a common challenge for growth-oriented companies.
It is the challenge of convincing the market to fully price in their success and future potential.
Despite posting record earnings and executing a clear, scalable growth strategy, the market appears to be lagging in its recognition of Strawberry Fields REIT’s inherent value.
The detailed financial breakdown reveals that while rental revenues were the primary driver of net income growth, rising depreciation and amortization expenses due to new acquisitions acted as natural offsets.
This was coupled with increased interest expenses from new loans and bond issuances.
Nevertheless, the substantial increase in top-line revenue and FFO/AFFO figures clearly outweighed these operational costs.
This led to robust profitability.
Strawberry Fields REIT, with its portfolio now spanning 141 healthcare facilities and over 15,400 beds across ten states, is strategically positioned within a sector driven by undeniable demographic trends.
As the population ages, the demand for skilled nursing and other long-term care facilities is set to grow.
This provides a durable tailwind for companies like Strawberry Fields.
The company’s focus on long-term master leases provides stable, predictable income streams.
This is a highly desirable characteristic for a REIT.
The second quarter of 2025 stands as a definitive marker of Strawberry Fields REIT’s operational prowess and strategic foresight.
The question now remains whether the market will heed the CEO’s call.
It remains to be seen if the market will recalibrate its perception of a company that, by all accounts, appears to be hitting its stride.
